TERMS OF HOLDING DEPOSIT (SUBJECT TO CONTRACT)
Should it be necessary to alter the tenancy dates (subject to further agreement with the landlord) once contracts have been prepared and sent to you, due to any change or delay in your circumstances, it will a subject to availability and further acceptance/non-acceptance (administrative costs might occur of £25.00 maximum).
Should you / or your co-tenants decide not to proceed for any a reason, or if any information or references provided are found to be false or fraudulent, or the commencement date is delayed by you, then THE 8TH AVENUE may disretionary decide that for NO money will be refunded to you, unless agreed different.
However, if the landlord decides not to proceed for any other reason then we will return your money in full. In the event of money being returned all refunds will be made by company cheque or bank transfer only.
Should the proposed move in date be more than 14 days from the signing of this receipt we reserve the right to request, an additional security, or payment for the balance of rent, deposit and fees (if applicable) once references are complete and contracts prepared.
The balance of move-in monies must be paid in cleared funds. (i.e.) In CASH, BANKER’S DRAFT, CREDIT/DEBIT CARD, BANK TRANSFER. Cheques will not be accepted. The deposit where required by law will be registered in a TENANCY DEPOSIT SCHEME
(My Deposits) and will be held by the Landlord or Landlord’s Agent.

The holding deposit payment automatically means you agreed with all the terms above, so please ensure you have understood the terms clearly as you or your party may forfeit this deposit or incur further costs as a result of any breach of the agreement on your part.
