TERMS OF HOLDING DEPOSIT (SUBJECT TO CONTRACT)

Should it be necessary to alter the tenancy dates (subject to further agreement with the landlord) once contracts have been prepared and sent to you, due to any change or delay in your circumstances, it will a subject to availability and further acceptance/non-acceptance (administrative costs might occur -£25.00 maximum).

Should you / or your co-tenants decide not to proceed for any a reason, or if any information or references provided are found to be false or fraudulent, or the commencement date is delayed by you, then NO money will be refunded to you. 

However, if the landlord decides not to proceed for any other reason then we will return your money in full. In the event of money being returned all refunds will be made by company cheque or bank transfer only. 

If the Landlord is having a professional Inventory drawn up, the tenants agree to contribute towards cost of a professional independent inventory, check in or check out. 

Should the proposed move in date be more than 14 days from the signing of this receipt we reserve the right to request, an additional security, or payment for the balance of rent, deposit and fees (if applicable) once references are complete and contracts prepared. 

An admin charge £189.00 (NO VAT) and an agreement (AST) charge £120.00 (NO VAT)  will be paid per tenancy. These are one off fees and is to contribute towards the setting up of the tenancy, collating references, credit checks (if applicable), drawing up of tenancy agreements, organising the check in and general administration before the tenancy commences. 

The balance of move-in monies must be paid in cleared funds. (i.e.) In CASH, BANKER’S DRAFT, CREDIT/DEBIT CARD
(5% fee applies for credit card payments)
. Cheques will not be accepted. The deposit where required by law will be registered in a TENANCY DEPOSIT SCHEME and will held by the Landlord or Landlord’s Agent.
